Queensland Stamp Duty Changes for New Builds
March 14, 2025
Stamp Duty is a tax that the state government applies to certain purchases, like property. With the high price of housing in Brisbane, Stamp Duty can be a significant cost. Starting from May 1st of this year, the Queensland Government is scrapping Stamp Duty on new builds for first home buyers.
To put this in real terms, let’s say you want to purchase a house and land package in Murrumba Downs. If it costs the same as the average property in Murrumba Downs, you’re looking at a $930,000 purchase price. Currently the Stamp Duty rates in Queensland on a $930,000 property would set you back $27,700. After May 1st, you’ll pay $0 in Stamp Duty and that $27,700 can go towards giving yourself a better deposit instead.
These changes only apply to first home buyers purchasing brand new builds or land to build a new house and only in Queensland. Stamp Duty will still apply if you’re buying an existing property. The government estimated that this would help around 3,000 first home buyers each year.
