North Brisbane's High Growth Suburbs

On Friday Realestate.com.au posted an article on the most popular affordable suburbs in every capital city. The article looked at the most searched suburbs that had median sale prices below the median for their city. For houses in Brisbane, they identified Redcliffe, North Lakes and Narangba as their most popular, yet affordable, suburbs.

However, the opportunity for buyers here isn’t necessarily in the suburbs listed, but rather in their more affordable, surrounding suburbs. North Lakes, Narangba and Redcliffe have been popular with buyers for a while. As they increase in popularity, their prices increase too. To help you get a good deal when buying in North Brisbane, we’ve identified nearby suburbs that are can be overlooked by buyers but offer great value.

Kippa-Ring

Redcliffe is popular as it’s a beachside suburb with great amenities, but the median price for a house of $770,000 won’t get you close to that beach. A waterfront apartment in Redcliffe will set you back more than a million dollars. For a house, the million dollar price tag extends to almost anything in walking distance of the beach. If you’re willing to move one suburb further away from the water to Kippa-Ring, you’ll get more for your money.

Not only is Kippa-Ring a short drive from the beach, but it boasts great access to amenities. Kippa-Ring has its own shopping centre, complete with a cinema, and sports fans can enjoy its access to Kayo Stadium, home of the Dolphins. It’s a short walk to Redcliffe hospital, and has public transport options with its own train station.

As of July 2024, Kippa-Ring’s median house price was $735,000. Kippa-Ring’s appeal isn’t just in it’s price tag. Kippa-Ring has seen enormous growth over the past 12 months, with median house prices rising by 14.8%. Compared to Redcliffe’s 6.2% increase, you can see property buyers are considering moving to Kippa-Ring.

Kallangur

If you want to be close to the facilities and services of North Lakes, but you aren’t willing to pay the median price of $809,000 for a house there, Kallangur might be the option for you. Kallangur is a neighbouring suburb to North Lakes and only a short drive away from Narangba. While it hasn’t always had the best reputation, it’s grown in value tremendously over the last few years. It has a median house price of $674,000 as of July 2024, a price that has grown by 9.4% over the last 12 months.

Kallangur benefits from it’s access to amenities, with train access to the city, both local shops and the neighbouring Westfield in North Lakes, and healthcare facilities such as the Kallangur Satellite hospital. While the houses are older than it’s neighbouring North Lakes, the block sizes are generally larger. If you’re searching for a house under $750,000, take a look at listings in Kallangur.

Bald Hills

If you’re looking for an option closer to the city, take a look at Bald Hills. It’s median price is $775,500 as of July 2024, with a growth of 13.2% over the last 12 months. Although the median is $775,000, you are more likely to get a house around the $850,000 mark here. Yet even at this price point, Bald Hills is still a fantastic option.

Nature lovers can enjoy the beautiful Tinchi Tamba Wetlands Reserve in Bald Hills where they can fish, go on walks, or say hello to the local wildlife. While there are less amenities within the suburb compared to other options in this article, it more than makes up for it with what’s available in surrounding areas. Only a suburb away from Bald Hills is Strathpine’s Pine Rivers Park, Bracken Ridge’s TAFE Campus, and Carseldine’s shopping facilities. Bald Hills is a 10 minutes drive from Westfield North Lakes, Westfield Chermside, and Brighton’s beach.

The big benefit for Bald Hills is it’s public transport. Bald Hills Station is only a 30 minute train ride from Brisbane Central Station. For those who commute to the city, Bald Hills is an option that is both affordable and convenient.
